NoLi, Miami Beach

NoLi, North of Lincoln Road, is a "street off the street": an intimate, lushly planted, and pedestrian-oriented reimagining of a North Lincoln Lane alley. Set just beyond the energy of world-renowned Lincoln Road, it offers a quieter, greener counterpoint rooted in architectural character, discovery, and gathering.

As an adaptive reuse project, NoLi carries the DNA of Lincoln Road, while arguing that value also lives in what already exists. The project consists of three main architectural moves: a redesign of the existing Lincoln Road storefronts that adds new elements of visual intrigue with subtle nods to Miami Art Deco and MiMo styles; the NoLi micro-district, which transforms the Lincoln Lane alley into a third space dotted with new venues; and lastly, Via NoLi, the pedestrian arcade that connects both streets and carves out a space to reintroduce independent business to the area.

Where Lincoln Road relies on painted concrete, NoLi reads in brick and tactile surfaces with depth and grain. Reclaimed Dade County pine from the original ceilings is reused and given a new life in the Via. The use of black and white terrazzo pattern within the Via carries the established Miami Beach DNA into this newly conceived space. The three guiding principles of NoLi’s design are shade, scale and texture, and materiality and placemaking. The result is a cohesive, pedestrian-oriented micro-district that invigorates the neighborhood and provides a place locals and visitors alike will be drawn to and happily discover time and again.
